ALTA Survey
ALTA surveys adhere to national requirements set by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS).
These standards ensure that ALTA surveys offer a comprehensive representation of a property, providing peace of mind to various stakeholders involved in commercial real estate transactions and vacant land purchases, including title insurance companies, buyers, lenders, developers, designers, and attorneys. The 2021 Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys, which took effect on February 23, 2021, outline the specific instructions and responsibilities for surveying standards, field work, plats, surveyor certification, and deliverables. ALTA surveys are widely recognized as the most detailed and comprehensive form of land survey, including essential information such as property boundaries, zoning details, utilities, flood information, encroachments, easements, and encumbrances.
The completed surveys will provide a precise map of the property and a comprehensive overview of its existing features, as well as the licensed surveyor’s conclusions. These findings can address inquiries about property boundaries, easements, exceptions, and title commitment coverage. They will also furnish essential details about utilities and public access to interested parties.
ALTA surveys enable stakeholders to engage in negotiations with the land surveyor and consider optional Table A items. These optional items can offer information about the property, including zoning, flood hazards, topography, parking, and more, which is valuable for decision-making processes.
Required Elements Noted In An ALTA Survey
- Boundary lines, including lines that may be hidden or obscured by natural features like streams, trees and brush
- Location of structures on the site
- Encroachments
- Water features
- Easements, including unrecorded easements
- Location of utility lines and points of connection
- A plat or map showing boundaries and any new information recorded in the process of preparing the survey
